Evaluasi Risiko Keterlambatan Pelaksanaan Konstruksi (Studi Kasus: Proyek Pembangunan Gedung Utama Makorem 031/Wb Pekanbaru)
ABSTRACT
Development project activity is an activity whose start and finish schedule has been determined, with the allocation of certain resources and intended to produce a product. If there is a delay in the schedule, it will affect the objectives of the project. There was a delay in the Makorem Main Building Development Project between the planned schedule and the actual implementation. The deviation from the planned S curve to the realized S curve is 22%. According to Sandyavitri, (2019) risk is classified as high-risk if the deviation between the planned schedule and the realization has a delay of >20%. So it is necessary to do a risk analysis at the construction stage. In this study using Primavera P6 software to determine the critical path of activities and the Relative Importance Index (RII) method to determine significant factors causing delays in project implementation. In this project there was a delay of 14 days so that the delay factors were identified from 48 validated delay factors to 12 delay factors. critical path path occurs in preparation work, foundation work, concrete work, and architectural work. The top 5 ratings are 1) Material damage (RII of 0.65), 2) Design changes by the owner and team during construction (RII of 0.62), 3) Slow equipment mobilization (RII of 0.62), 4) Lack of consultant experience in construction projects (RII of 0.57), 5) Change of subcontractors (RII of 0.55).
