ABSTRACT
The economic development in Pekanbaru City is accelerating making the need for residential housing even higher while the less land makes land prices more expensive, making it difficult for the low-income people to meet the needs of living in urban areas. Pekanbaru is a large city with little social space to interact with. Currently, Pekanbaru needs vertical occupancy due to limited land in every sub-district in Pekanbaru City in consideration of the local climate. To minimize land use in Pekanbaru city, a new residential area is needed that can solve the problems of slum dwellings and lack of green land. The Commercial House design implements a bioclimatic architectural theme that can produce proper settlements for residents.
