Perancangan Affordable Vertical Housing Dengan Pendekatan Bioklimatik Berbasis Bim Di Kawasan Industri Tenayan Pekanbaru

ABSTRACT
The development of the industrial sector in Pekanbaru is increasing along with the development of the city. In order to support economic and industrial development, the Pekanbaru City government provides an integrated industrial area in Tenayan Raya District. The annual population growth rate for Tenayan Raya District is 3.84 with a population of 167,929 (BPS Kota Pekanbaru, 2019), the trigger for this growth is the construction of the Tenayan Industrial Area which is one of the new industrial areas (RPJMN 2020-2024). Pekanbaru City projects that there will be around 155 thousand new jobs that will open in this area. Along with the development of the Tenayan Industrial Area which absorbs many industrial workers and increases the need for housing that must be built for these workers. Taking into consideration land prices and a more organized arrangement of urban industrial areas, the Pekanbaru City Government has also proposed the construction of vertical housing in the form of flats. Affordable vertical housing or affordable vertical housing for workers is an alternative to addressing housing needs. The construction of multi-storey flats can reduce land use, create better open spaces and can be used as a way of urban rejuvenation for slum areas.
