ABSTRACT
In the process, in constructing residential buildings, careful planning is needed
both in terms of costs and the concept of the building itself. This planning
includes: (1) Bestek/work drawings in accordance with the desired concept and
shape of the building, then adjusted again with several references related to the
rules that apply in planning and designing residential buildings. (2) Calculate the
overall cost through the calculation of the Budget Plan (RAB) to determine the
total amount of costs required. In calculating the RAB, there are several stages
and processes to start the calculation, namely: calculating the volume of work that
refers to the bestek/work drawing, then calculating the work unit price analysis
(AHSP) according to the unit price of materials and wages at the planned building
location, finally making detailed calculations budget plan. In this Final Project
report, the author designs and plans a house that is inhabited by 4-5 people with a
building area of 225 m2 on an area of 450 m2. The total building cost obtained is
Rp. 1,283,043,000 and for the cost per m2 of building, it is Rp. 5,702,414. For the
technical specifications of the work, the work plan and technical requirements
(RKS) are made as a guideline for the implementation of work in the field which
includes the scope of work, material requirements and materials used as well as
procedures for the implementation of each work that must be carried out in the
field.
