In general, agreements can be made either in written or unwritten (oral), such as rental agreements which are agreements that often occur in society. One of the rental agreements that often occurs is the rental agreement for a boarding house room, especially in the Verlina boarding house which the author has researched which carries out the rental agreement verbally. It can be seen that an oral agreement can pose quite a big risk in one way or another. As time went by, the tenants of the Verlina boarding house did not have good intentions in carrying out their obligations in renting the boarding house, resulting in a default. The aim of the research is to find out how the Verlina Boarding House room rental agreement is implemented verbally based on the principle of good faith and the efforts that must be made so that the parties are obedient and obedient in implementing the Verlina Boarding House room rental agreement verbally based on the principle of good faith in Pekanbaru City.
The type of research used is sociological legal research, namely legal research that analyzes the application of law in a real sense in society based on facts that exist in a society. The population and sample are all parties related to the problem being studied. This research uses data sourses in the form of primary data and secondary data, and data collection techniques are carried out using interviews and questionnares.
The results of this research are the implementation of the Verlina boarding house room rental agreement orally based on the principle of good faith in Pekanbaru City between the boarding house owner and the boarding house tenant at the pre-agreement and contractual stages, the principle of good faith has been fulfilled, but at the post contractual there is a default that occurs, the boarding house renter does not apply objective good faith in implementing the agreement, especially in carrying out the boarding house renter's obligations towards the boarding house owner, namely there are tenants who are late in fulfilling their achievements in the form of not being on time in making payments for the boarding house rent. and being negligent in carrying out achievements by violating the rules and regulations in the boarding house, there are boarding house tenants who are dishonest and run away before paying the boarding fee, causing losses to the boarding house owner. Efforts that must be made to ensure that the parties comply with the implementation of the agreement are to be given strict sanctions in the form of warnings and fines if they do not pay boarding fees on time and fines for violations of regulations in the boarding house and to enforce the existence of guarantees in the boarding house rental agreement.
