Upaya Penyelamatan Kredit Pemilikan Rumah (KPR) Bermasalah Pada Bank Tabungan Negara (BTN) Cabang Pekanbaru
For customers who experience non-performing loans, the bank can take two ways or strategies, namely credit rescue and credit settlement. What is meant by rescue credit is a step in solving non-performing loans through negotiations between banks as creditors and borrowing customers as debtors (non-litigation). The research problem consisted of: How to save the problematic mortgage (mortgage) between the bank and the debtor at PT. Pekanbaru State Savings Bank? Are the obstacles encountered in the process of implementing the rescue of mortgage loans problematic between the bank and the debtor at PT. Pekanbaru Branch Savings Bank and how is the solution?
The methods used in conducting this research are juridical sociological then analyzed qualitatively and presented descriptively. Pekanbaru branch BTN strategy in handling problematic mortgages against debtors who have good faith and cooperatives is: Conducting Debtor Development, Rescue loans with Loan Time Rescheduling (PUSP) and Arrears Remaining Scheduling (PUST) and Debtor Transfer.
Some of the obstacles commonly encountered by the credit rescue department at PT. Pekanbaru Branch BTN in the field in order to save credit, among others: Character of the debtor, where the debtor is reluctant to pay debts even though the business is running well, there are limited staff skilled in the field of credit rescue does not fulfill the Notification Letter, the Bank must reduce the Special Team to come to the debtor, while sometimes the debtor's address is taken far enough, the debtor is not ethical when the negotiations are carried out, the failure of the credit rescue process if the debtor does not agree on the results of the debtor's rescheduling, due to the much different or bigger than before. This is compounded by the costs of other fees imposed on debtors when rescuing credit such as insurance. The bank should provide credit rescue in accordance with the ability of the debtor, by not only prioritizing the interests of the bank. The advice is that in terms of providing mortgage loans, the bank should conduct routine guidance to the debtor, this is to prevent the occurrence of problem loans. PT Bank Pekanbaru State Savings Bank needs to have a more assertive attitude in carrying out the rescue of non-performing loans, especially regarding 5 Credits of Credit (Character, Capacity, Capital, Collateral, Condition of economy), which are expected to carry out the analysis more carefully and smartly.
