ABSTRACT
Tampan District is a residential development area in Pekanbaru City, has the
largest population and economic growth in the city of Pekanbaru. The
community's desire to build a house as a shelter in Tampan District, it is necessary
to prepare technical documents in the form of planning drawings, cost plans, and
technical specifications. This study aims to plan a plan, calculate the Budget Plan
(RAB), and make a Work Plan and Conditions (RKS) for the construction of a
two-story house. The data required is a map of the land, a Unit Price Analysis
(AHSP), and the unit price of wages and materials. From this data, it is processed
to obtain the dimensions of the structure, plan drawings, work volume, Work Unit
Price (HSP), RAB, recapitulation of RAB, and RKS. The conclusion is that the
building area of a two story house is 180 m2 and consists of one living room, one
family room, four bedrooms, one kitchen, one music room, one children's play
room, one lounge room and four bathrooms. The total construction cost budget is
Rp838,238,000.00 (eight hundred thirty eight million two hundred thirty eight
thousand rupiah) with a cost per meter of building area of Rp4,656,877.78 (four
million six hundred and fifty six thousand eight hundred seventy seven rupiah).
